Real estate can be a ruthless business. While the actual process of selling your house varies state to state, one fact that remains the same is that all sellers must know what their next move will be. Have you researched the housing market in the area where you want to live? Do you have pre-approval for another loan? Are you happy to rent until you've found another place?

Real estate agents usually offer a market appraisal service as a courtesy to their clients but if you feel the price is too much or too little, arrange an independent assessment. Once you have factored in your selling costs and are confident the proceeds will cover the cost of buying your new home, it's time to list your property.

If listing the property online, maximise its appeal. If there are no internal pictures, buyers will be suspicious about what's behind closed doors. Your house doesn't have to look like a Vogue Living shoot, but it needs to be neat and tidy.

Keeping it neutral is also key, as a purple kitchen isn't everyone's cup of tea. Don't over-capitalise: a neat and tidy garden, a simple lick of paint, sparkly windows and a clutter-free style will make your place stand out.

You should also make the house readily accessible to agents and make sure it's always ready to show.
